A groundbreaking ceremony was held for the Santa Monica & Vermont (SMV) apartments, a new collaborative transit-focused housing development on the Vermont/Santa Monica B (red) line in Los Angeles.

Developed by Litle Tokyo Social Center (LTSC), a community development corporation committed to improving the lives of underserved individuals and families and promoting the equitable development of ethnic communities and their rich cultural heritage, in collaboration with the Los Angeles County Metropolitan Transportation Authority (LACMTA), the project is coming next to and above the Vermont/Santa Monica subway transit station in East Hollywood.

The Santa Monica & Vermont (SMV) apartments consist of two six-story buildings totaling approximately 170,000 square feet on a 50,000 square foot infill site. The buildings will house a mix of bachelor, one-bedroom, two-bedroom and three-bedroom residential units, half of which will be permanent supportive housing.

The buildings will also have approximately 20,000 square feet of space set aside for commercial and community use. This space would house a federally-licensed health center, community halls and social service offices, as well as commercial space prioritizing the rental of local legacy businesses.

There will also be approximately 20,000 square feet of open space, including a dining terrace opening onto the Metro Plaza, a private courtyard and a rear patio that could be used as resident gardens, barbecue area and/or multi-purpose programming. . Additionally, the Santa Monica & Vermont (SMV) apartments will have one level of underground parking.

Environmental sustainability

The Santa Monica & Vermont (SMV) apartment project is LEED certified, which means it meets specific environmental sustainability standards.

California State Funds for Infill Infrastructure, Transportation-Oriented Development, Affordable Housing and Sustainable Communities will also support public transit improvements such as new DASH electric buses, bus shelters, first/last mile bikes and the streetscape, which in turn will reduce the automobile. use and greenhouse gas emissions and increase public transit ridership.

The total cost of the project, which is expected to be completed in 2024, is $115 million. This includes money from local and federal affordable housing sources.
